1) Are there any
other fees? There are no hidden fees with Boston Entry Only. Everything is
clearly outlined on our website and in your Boston Entry Only MLS listing
agreement. You pay only for the services you want. Many other services out there
have some type of back end commission at closing to the listing broker. We do

2) Will Agent Show and Sell
my home even though I paid for a Flat Fee Listing?
Yes. Your MLS Flat Fee Listing will look exactly the same as any
other listing. There is no way to tell how much you paid to get on the MLS.
Regardless of whom you listed with or what you paid, your listing will look no
different from any other listing in form and style. The MLS listing fee is not
shown. The listing brokers name appears on the MLS. Our flat fee listing method
gets your property on the same MLS used by your local brokers. Your listing will
appear the same as all other MLS property listings. Back

3) Will you conduct open
houses?
You may hold an open house of your own if you so desire. However,
we do not conduct open houses when using our flat fee listing program. Back to Top
4) Can I use a
lockbox? Yes, we do not supply them, nor do we recommend them for safety
reasons and are not to be held liable for any unexpected incidents that it may
cause. Lock boxes are to be used at your own discretion. Lock boxes can also be
purchased at most local Home Depot, Lowes, and Hardware Stores. Back

5) What type of properties can be listed and
what areas do you serve?
We list Single, Multi-Family, Condo, Land, Business, Commercial,
Rental or Mobile property in the state of Massachusetts. Back

6) Will my property be listed on other
partner/bonus sites on the internet?
Yes. Your property will be listed on Realtor.com,
Boston.com, MSN.com, Yahoo.com, Homefind.com, Homes.com, The Sun, MassLive,
Eagle Tribune, and numerous other high traffic real estate websites. Your fee to
the Boston Entry Only listing service is for publishing to the MLS only. Any
other site is purely a bonus, subject to change without prior notice. Back to Top
7) Do I or Boston Entry
Only have control over all partner/bonus listing information?
No. The MLS arranges required information according each of the
sites that its synchronizes with such partner/bonus sites. Most fields are not
transferred to public sites; only the most basic information will be displayed.

8) How long is the listing
period? Our contract is for 12 month. If not sold within this time frame
your listing will be renewed as many times as it takes at no additional charge.

9) Should I hire an
attorney? Yes. Please remember that Boston Entry Only does not offer legal
advice. We recommend that you hire an attorney earlier in the home selling
process rather than later or not at all. Since most people hire an attorney to
review their sale contract, hold escrow deposit, draft purchase and sale
agreement, and handle their closing, it makes sense to seek legal advice right
from the start.

10) How much commission is
offered a buyers broker and who sets? The seller sets the commission. It is most common to see
commission offered between 2 and 3%. We have not had a lot of success at selling
homes with a commission rate of less than 2%. Back to Top
11) How long will it take for my property to be
listed on the MLS?
Normally your property will be listed on the MLS within 24 hours
after we have received all necessary paperwork from you. 1. Sign up and submit
payment online 2. Submit Agency Disclosure/Listing Agreement 3. Fill out the MLS
Listing Input Form that best describes your property type. Back

12) Can I use a "For Sale By Owner" sign while
listed on the MLS? No. According to MLS regulations you may not post a "For Sale by
Owner" or words include "By Owner" sign in your property. Back

13) If the Listing Agent sells my home will I
still owe a commission? Yes, but you still pay 50% less commission. Typically about
2-2.5% If the Listing Broker has a buyer for your home, he/she will also become
the selling agent and be entitled to the selling side of the commission.
Regardless of which agent sells your property, you still pay no listing
commission and only pay 2-2.5% to the broker who was the procuring cause of the

If I find my own buyer, will I still have to pay a selling
commission? No. If you find a buyer for your home with no Agent being the
procuring source, there is no commission to pay. Back to Top
15) How will people get a hold of me to see my
property? All buyers and agents with buyers would be instructed to contact
you directly in the official MLS listing. Back to Top
16) How do I post open house announcement to the
MLS? Open house information may be added to the MLS listing at no
charge. Deadline for entering open house is every Wednesday by 11:59PM. Any
changes after the deadline must contact us directly via email. Open house can be
added at http://www.BostonEntryOnly.com (using your user name and password),
under Seller Tools, click on Schedule/View Open House. Back

17) Are electronic
signatures legal? The Electronic Signatures in Global and National Commerce Act
(“E-Signature Act”) became effective in the US on October 1, 2000 deeming online
electronic signatures on commercial transactions and most other agreements have
a legal status equivalent to a written signature. Back to Top
18) Can I review your listing agreement before signing
up? Yes, Click on "List Your Home" and go to Step 2 to view listing
agreement. Please be patience for the documents to load. Back

19) Can I cancel
my Flat Fee Listing at anytime? Yes, You can cancel your listing at any time for any reason with
no penalty or cancellation fees. Is there really a benefit to listing with a
traditional high-commission broker? Not really, please keep in mind both brokers
in all likelihood will list your property on the same MLS system, so your
listing will end up in the same place if you re-ist your property with a more
Traditional Real Estate Agent charging you higher commissions. Of course, there
are no refunds once your property is listed in the Multiple Listing

20) Who will do all of the paperwork, negotiate offers, contracts, hold escrow,
and make arrangements for showings? You will be
responsible. For the paperwork and escrow on the sale of your home; it is
recommended that you use the service of a local real estate attorney. Back to Top
21) I've submitted changes online. How come I can see
the changes on BostonEntryOnly.com "Preview Listing" under my control panel but
not on Boston Entry Only MLS Home Search and other
websites? BostonEntryOnly.com website does not automatically sync
data onto the MLS. We manually update all changes on the MLS system as
requested. It may take up to 24 hours for your changes to take effect on realtor
websites. Price, Commission, Status Change revisions must be requested using our
MLS changes online form, electronically signed by seller. Back

22) I have called your company and it
seems I constantly get the answering machine, what is the deal?
We are probably helping other customers or have stepped
away. Please do not hang up and call back hoping to catch us. Simply leave a
message, we will return your call. We usually return our calls within 3

23) How do I submit more than 12 photos on the
MLS? BostonEntryOnly.com website allowed up to 12 photos and MLS up
to 30 photos. If you wish to add more than 12 photos on the MLS. Please email
your photos to photos@BostonEntryOnly.com with your street address on

24) How come the photo(s) is not updated on the Boston Entry
Only MLS Homes Seach and other websites after changing it on
BostonEntryOnly.com? BostonEntryOnly.com website does not
automatically sync data onto the MLS. We manually upload digital photos onto the
MLS. If you made changes to your photos please email us at photos@BostonEntryOnly.com. It may take up to 24 hours

25) Can you activate
my listing on the MLS, email me a copy, before I pay?
Yes, at "List Your Home" skip Steps 1 & 2 and just submit Step 3 (MLS Listing
Input Form) that best describes your property. Your active MLS listing will be
cancelled if Steps 1 & 2 are not completed within 48 hours of activation. We
recommend sending one property photo at
photos@BostonEntryOnly.com to enhanced your listing.
